Ermine Road
Refurbishment of a 1950s ex-council maisonette in South East London
The interior renovation works include a new and enlarged kitchen, two new bathrooms, new carpet throughout the upper floor, new cork flooring to the downstairs living areas, new internal doors and skirtings, underfloor heating, bespoke furniture & storage walls and re-painting throughout.
The project began with the existing kitchen, which had been poorly adapted with some elements unchanged since the block was first built. Deep built-in cupboards were stripped out to maximise worktop areas and provide a more spacious, light-filled kitchen. Kitchen units with cherry veneer doors were fitted below a new, white corian worktop, wrapping three sides of the space. Above, upper cupboards were factory spray-painted a forest green colour.
The kitchen also includes a wall-mounted, folding breakfast table and bespoke drinks cabinet. The cabinet has open shelves for books and crockery with reeded glass, sliding doors concealing glassware and bottles above. Walls have been finished with pale green tiles, up to 1.5m above the floor finish, with painted plaster set flush with the tiles above. Terrazzo floor tiles are installed over electric underfloor heating. The dark green, deep red-brown, pale pink and sand-coloured chips, set in the white terrazzo highlight the colours of other materials in the kitchen.
The ground floor works also included new cork flooring to the hall, living room and study. The original fireplace was stripped back and retiled with green terrazzo tiles, the existing slate mantle re-finished and the hearth edged with oiled cherry timber. The ground floor WC was renovated with terrazzo floor tiles, satin white wall tiles and a dark green paint scheme to joinery, walls and ceiling.
The stairs, landing and bedrooms were recarpeted and repainted. The upstairs bathroom was renovated with green terrazzo floor tiles and satin white wall tiles accented with grey painted walls and ceiling.
Construction budget approx £60k. Completed in September 2020.
